Availability
Applications for apartment homes will be accepted on a first-come, first-served
basis and are subject to the availability of the apartment type requested. Rental
Rates are subject to change without notice.
Rental Applications
An Application for Residency must be completed and maintained for each legal adult
prospective resident who will be living in the apartment and/or is on the lease
agreement. A separate Application may be needed from anyone guaranteeing the lease
obligation or contributing to the payment of rent. Any false information will constitute
grounds for rejection of the application and, if discovered after the lease has
been signed, the right to possession and/or the lease may be terminated.
FACTA
The Fair and Accurate Credit Transaction Act of 2003, also know as The FACT Act
or FACTA, was designed to prevent, detect and mitigate identity theft. Each applicant
is required to provide a copy of a valid driver’s license or passport or other acceptable
government issued identification in person prior to taking occupancy of the premises
in order to comply with the requirements of The FACT Act.
Roommates
Each person must complete an application and will jointly qualify for the apartment.
Each roommate is fully responsible for the entire rental payment, and each must
execute the Residential Rental Agreement [Lease] and its supporting documents.
Evaluation
As a means of evaluating credit, the following information is evaluated with a scoring
method that weighs the indicators of future rent payment performance. The score
is based on statistical analysis of trade lines presented to our third party screening
company. Based on the score, we may choose to accept or reject an applicant, or
seek additional requirements for approving the lease. These requirements may include,
but are not limited to, additional documentation of income or employment, additional
rental references, an additional deposit, additional verification of the Social
Security Number, or the guarantee of the lease by a qualified guarantor.
Qualifying Standards
Post may obtain a background report in connection with the Application and such
report may include information on the applicant's credit and criminal histories.
This application may be rejected based on information contained in such reports.
Post's Resident Selection Criteria includes:
(1) criminal history, (2) previous rental history, (3) current income, (4) credit
history, (5) failure to provide accurate or complete information on the application
form, and (6) any other legitimate non-discriminatory information that might be
relevant to the resident selection process.
If the applicant does not meet the selection criteria, or if the applicant provides
inaccurate or incomplete information, the application may be rejected and the Non-Refundable
Application Fee, and Guarantor Fee (if any), will not be refunded.
Residence History
Up to 12 months of rental or housing history may be verified on present and previous
residence. A positive record of prompt monthly payment, sufficient notice, and no
damages is expected. For applicants who are homeowners, permission must be granted
to verify payment history with the bank or lending institution.
Credit Report
An unsatisfactory credit report can disqualify an applicant from renting an apartment
home at this community. An unsatisfactory credit report is one that reflects past
or current bad debts, late payments or unpaid bills, liens, judgments or bankruptcies.
If an applicant is rejected for poor credit history, the applicant will be given
the name, address and telephone number of the credit reporting agency that provided
the credit report (but not be told the content of the credit report). An applicant
rejected for unsatisfactory credit is encouraged to obtain a copy of the credit
report from the credit reporting agency, correct any erroneous information that
may be on the report, and resubmit an application to this community.
Employment Verification
Stable employment record and/or income verification may be required. In order for
an applicant to be approved, he/she must generally earn on a gross monthly basis
a minimum of three times the gross monthly leased rent. (This ratio may differ from
property to property and may be changed without notice.) Acceptable income verification
if required may include: a pay stub, a letter from the employer, the most recent
W-2 form, or, for self-employed applicants, a copy of the most recent tax return
or certified verification from his/her company accountant or bank.
Criminal Background
Grounds for rejection of an applicant or occupant may include, but are not limited
to, any felony conviction or arrest record, or inclusion on the US Treasury Department’s
Office of Foreign Asset Control (OFAC) list. We also do not lease to applicants
with certain misdemeanor arrests and convictions.
Guarantors
In the event a guarantor is required, he/she must complete an Application and meet
all income and qualifying standards. A guarantor will be fully responsible for the
Residential Rental Agreement [Lease] if the occupying resident(s) defaults. A guarantor
may not be a replacement for an unsatisfactory credit evaluation.
Subletting
Subletting is prohibited without the prior written consent of management.
Occupancy Standards
We strive to create a living environment for individuals who take pride in a quiet,
well-maintained community. By limiting the number of occupants in our apartments,
we feel that a peaceful community will be achieved and that our residents will have
sufficient space to enjoy their homes. This prevents excessive wear and tear on
our apartments, thus sustaining our quality. Overcrowded parking lots are typically
avoided.
We will permit up to two occupants in a one-bedroom apartment, four familial-status
occupants or two roommates in a two-bedroom, up to six familial-status occupants
or three roommates in a three-bedroom home, and eight familial-status occupants
or four roommates in a four-bedroom. These standards may differ by property or based
upon unique floorplans. Please contact the appropriate leasing office with any questions.
