To simplify the process of choosing a Post community as your new home, we've put together detailed information about one-time fees, deposits, monthly charges, what you'll need to qualify as a resident, occupancy guidelines and more. Choose a topic from below to learn more.
  • What Do I Pay?

    • At Post Lake at Baldwin Park, the following fees and monthly charges apply. Charges may vary by property and are subject to change without notice. Additional fees may apply.
      Application and Reservation Fees
      The following fees are due in full at the time of application and are required in order to reserve an apartment. Post will accept payment by check or major credit card for all application and reservation fees.
      Application Fee
      $85.00
      Non-refundable fee paid by each applicant for verification of information.
      Lease Fee
      $250.00
      Non-refundable fee required to offset expenses incurred by management. If the application is rejected by management, the non-refundable lease fee will be refunded in full. If applicant cancels after 48 hours of submitting application, the non-refundable lease fee will be retained by management.
      Reservation Fee
      $150.00
      One bedroom apartment homes
      $250.00
      Two bedroom apartment homes
      $350.00
      Three bedroom apartment homes
      A Reservation Fee, which will become a refundable Security Deposit upon execution of the lease agreement, will be required at designated properties and, after execution of the Residential Rental Agreement [Lease], is held as security for the resident’s fulfillment of the conditions of the Residential Rental Agreement [Lease]. Deposit may be applied by management to satisfy all or part of the resident’s obligations, and such act shall not prevent management from claiming damages in excess of the deposit. If the application is canceled or rejected by management, the Reservation Fee will be refunded in full.
      All states except Maryland and Virginia: If the application is approved, and the applicant fails to occupy the premises on the agreed upon date, except for delays caused by the holding over of a prior resident, management will retain the Reservation Fee.       Other One-time Fees
      Other Fees needed to lease an apartment may include but are not limited to: Administrative Fees, Amenity Fees, Refundable and Non-refundable Pet Fees (see Pet Information for more details) and Non-refundable Controlled Access Fees.
      Controlled Access Fee

      This fee is the cost of the controlled access entry device and is per occupant applicant in the apartment home.
      Monthly Recurring Charges
      Post will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Post Resident Portal.

      Monthly water usage measured and billed based on the prevailing rates as established by the local municipality. Monthly charges will vary based on consumption and current rates and may contain other municipal fees.
  • Pet Information

    • Pet Types Allowed:

      Number of Pets per Apartment:
      Maximum of 2.
      Pet Weight Limit:
      Maximum 80 lbs combined.
       Pet Age Limit:
      Must be over 1 year old.
      Total Pet Deposit:
      $500/pet for 1-30 lbs, $1000/pet for 31-80 lbs.
      Non-Refundable Pet Deposit:
      $400/pet for 1-30 lbs, $800/pet for 31-80 lbs.
      Other Comments:
      Manager has discretion regarding each property pet policy.
       All breeds must be approved by management.
      The following is a noncomprehensive list of dogs that are not permitted:
      Akita, Rottweiler, Doberman Pinscher, German Shepherd, Pit Bull including American Staffordshire Terrier, Staffordshire Bull Terrier and Bull Terrier, Chow, Presa Canario, Shar-peis, any mixed breed that includes any prohibited breed, dogs with specific defensive or attack training, former Military or Police trained dogs, and any dog with a history of biting.
      Exotic pets and reptiles are also prohibited.
      Qualified service animals are always welcome without deposit or fee.
  • Application Process
    • Availability
      Applications for apartment homes will be accepted on a first-come, first-served basis and are subject to the availability of the apartment type requested. Rental Rates are subject to change without notice.
      Rental Applications
      An Application for Residency must be completed and maintained for each legal adult prospective resident who will be living in the apartment and/or is on the lease agreement. A separate Application may be needed from anyone guaranteeing the lease obligation or contributing to the payment of rent. Any false information will constitute grounds for rejection of the application and, if discovered after the lease has been signed, the right to possession and/or the lease may be terminated.
      FACTA
      The Fair and Accurate Credit Transaction Act of 2003, also know as The FACT Act or FACTA, was designed to prevent, detect and mitigate identity theft. Each applicant is required to provide a copy of a valid driver’s license or passport or other acceptable government issued identification in person prior to taking occupancy of the premises in order to comply with the requirements of The FACT Act.
      Roommates
      Each person must complete an application and will jointly qualify for the apartment. Each roommate is fully responsible for the entire rental payment, and each must execute the Residential Rental Agreement [Lease] and its supporting documents.
      Evaluation
      As a means of evaluating credit, the following information is evaluated with a scoring method that weighs the indicators of future rent payment performance. The score is based on statistical analysis of trade lines presented to our third party screening company. Based on the score, we may choose to accept or reject an applicant, or seek additional requirements for approving the lease. These requirements may include, but are not limited to, additional documentation of income or employment, additional rental references, an additional deposit, additional verification of the Social Security Number, or the guarantee of the lease by a qualified guarantor.
      Qualifying Standards
      Post may obtain a background report in connection with the Application and such report may include information on the applicant's credit and criminal histories. This application may be rejected based on information contained in such reports.

      Post's Resident Selection Criteria includes: (1) criminal history, (2) previous rental history, (3) current income, (4) credit history, (5) failure to provide accurate or complete information on the application form, and (6) any other legitimate non-discriminatory information that might be relevant to the resident selection process.

      If the applicant does not meet the selection criteria, or if the applicant provides inaccurate or incomplete information, the application may be rejected and the Non-Refundable Application Fee, and Guarantor Fee (if any), will not be refunded.

      Residence History
      Up to 12 months of rental or housing history may be verified on present and previous residence. A positive record of prompt monthly payment, sufficient notice, and no damages is expected. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution.

      Credit Report
      An unsatisfactory credit report can disqualify an applicant from renting an apartment home at this community. An unsatisfactory credit report is one that reflects past or current bad debts, late payments or unpaid bills, liens, judgments or bankruptcies. If an applicant is rejected for poor credit history, the applicant will be given the name, address and telephone number of the credit reporting agency that provided the credit report (but not be told the content of the credit report). An applicant rejected for unsatisfactory credit is encouraged to obtain a copy of the credit report from the credit reporting agency, correct any erroneous information that may be on the report, and resubmit an application to this community.

      Employment Verification
      Stable employment record and/or income verification may be required. In order for an applicant to be approved, he/she must generally earn on a gross monthly basis a minimum of three times the gross monthly leased rent. (This ratio may differ from property to property and may be changed without notice.) Acceptable income verification if required may include: a pay stub, a letter from the employer, the most recent W-2 form, or, for self-employed applicants, a copy of the most recent tax return or certified verification from his/her company accountant or bank.

      Criminal Background
      Grounds for rejection of an applicant or occupant may include, but are not limited to, any felony conviction or arrest record, or inclusion on the US Treasury Department’s Office of Foreign Asset Control (OFAC) list. We also do not lease to applicants with certain misdemeanor arrests and convictions.

      Guarantors
      In the event a guarantor is required, he/she must complete an Application and meet all income and qualifying standards. A guarantor will be fully responsible for the Residential Rental Agreement [Lease] if the occupying resident(s) defaults. A guarantor may not be a replacement for an unsatisfactory credit evaluation.

      Subletting
      Subletting is prohibited without the prior written consent of management.
      Occupancy Standards
      We strive to create a living environment for individuals who take pride in a quiet, well-maintained community. By limiting the number of occupants in our apartments, we feel that a peaceful community will be achieved and that our residents will have sufficient space to enjoy their homes. This prevents excessive wear and tear on our apartments, thus sustaining our quality. Overcrowded parking lots are typically avoided.

      We will permit up to two occupants in a one-bedroom apartment, four familial-status occupants or two roommates in a two-bedroom, up to six familial-status occupants or three roommates in a three-bedroom home, and eight familial-status occupants or four roommates in a four-bedroom. These standards may differ by property or based upon unique floorplans. Please contact the appropriate leasing office with any questions.
  • About Renter's Insurance

    • Post requires that residents maintain a renter's insurance policy throughout the term of the lease. In the event a resident has an accident that damages the apartment, renter's insurance is designed to protect the resident and Post from disputes over legal liability for the accident.

      To help our future residents obtain renter’s insurance at competitive and negotiated rates, Post provides access to Protect My Things.
  • Setting Up Utilities

    • Post provides residents with a way to easily order, connect or transfer utility services. Upon leasing, each new resident receives a user name and password to access Resident Connect.

  • Move-in Checklist

    • At Post Properties, we want your move-in experience to be a positive one. In order to help you with your move-in arrangements, we encourage you to use this checklist. Please note that all move-in dates are subject to Management approval and are not permitted on Sundays or major holidays. As always, if you have any questions or need assistance, please contact your Property management team.

      Prior to move-in:
      • Enroll in a Renter's Insurance Policy. The Insurance certificate must be presented to your Post Leasing Team in advance of move-in. To help our future residents obtain renter’s insurance at competitive and negotiated rates, Post provides access to eRenterPlan.
      • The Post Leasing Team will need to confirm your identity under the The Fair and Accurate Credit Transaction Act of 2003, also known as The FACT Act or FACTA. We will need to make a copy, provided in person, of all applicants’ valid drivers' license(s), passport(s), or other acceptable, (to be determined by management) government issued identification prior to move-in.
      • Ensure that you have set up all necessary utilities for your new apartment home in your name, effective for your move-in date. Resident Connect is a service for Post residents that allows easy ordering, connecting, or transferring of services such as utilities, movers, etc. Each new resident receives a user name and password to access Resident Connect in advance of his/her move-in.
      • Please ensure that you have scheduled a time for the following activities with your Post Leasing Team:
        • Lease Signing
        • Move-in Inspection
        • Move-in scheduling slots are required at some communities in order to schedule freight or other elevator usage.
      • Special reminders:
        • Move-in date is subject to management approval and may not be permitted on major holidays or Sundays.
        • All fees, deposits, and move-in rent amounts must be provided prior to receipt of keys and move in.
        • Cancellation policy: If your application is approved and you fail to occupy the premises on the agreed upon date, except for delays caused by the holding over of a prior resident, management will retain the Reservation Fee. See the Rental Application for details.
